According to house sales data from the land registry, rightmove, zoopla, and including our own in depth local knowledge, H Tiddy are proud to announce that we sold over £15.36 million out of over £21.35 million worth of property that exchanged contracts in St Mawes in 2018. We are the most dominant agent with around 72% market share. There were only 3 competitors who sold properties in the village. There was only one other competitor who sold properties in excess of one million pounds.
As previously mentioned, one of the challenges during 2018 was the limited supply of properties seeing the open market. This is confirmed by our instructions to sales agreed ratio of 95%, which is usually around 75%. Demand outstripped supply. This was also the reason why there was only just over £21 million worth of properties sold in St Mawes compared to circa £27 million (around £22 million through H Tiddy) in 2017.
The average pound per square feet of properties sold in St Mawes during 2018 was £502/sq ft. Analysing the figures further, properties which were situated in the prime locations and/or with foreshore rights had an average of £600/sq ft. Properties offering outstanding uninterrupted and panoramic water views averaged £525/sq ft and properties which had localized views and were located slightly further away from the central village area sold at an average of £330/sq ft.
The average house price in St Mawes followed a similar trend to the rest of our area and increased by 1.1% from £1,070,250 in 2017 to £1,186,215 in 2018. The average house price for properties H Tiddy sold in 2018 was circa £1.23 million.
